Waterfront Win: How a $350M Project is Reshaping the Miami River

After more than 10 years of planning and a massive vision expansion, the $350 million Riverside Wharf Miami project is finally breaking ground this month. This nine-story, 1.35-acre complex promises to fundamentally transform the downtown riverfront, turning a historically public waterfront area into a major luxury hospitality and entertainment hub by March 2028.

 

The project, which sits on public waterfront land, required the approval of Miami voters in two separate city referendums. The initial plan was backed in 2016. However, as the project's scope grew, developers needed a revised, 100-year lease to secure financing, which voters overwhelmingly approved in a second referendum in 2022.

 

The new waterfront complex is hospitality-focused, designed to attract both locals and high-end tourists. Key features include a 167-room luxury hotel, a massive 30,000-square-foot nightclub and day club, a rooftop pool, multiple dining venues, and a modern marina capable of accommodating large yachts.

 

To secure the necessary public land approval, the development team committed to significant infrastructure investments. These include building a new seawall to help with sea-level rise mitigation, constructing a public riverfront walk, and increasing rent payments to the city by 50%. This ensures the city benefits directly from the development's long-term success.

 

The site's previous tenant, the popular but temporary Wharf Miami, was founded by two of the project's key partners. Its success proved the viability of the location as a social and dining destination. The new, permanent complex will now expand on that success, incorporating world-class architecture and design to create an iconic landmark.

 

The $350 million Riverside Wharf marks a significant milestone in Miami's continuous urban evolution.
