The $10M Correction: What Luxury Sellers Need to Know

The $10M Correction: What Luxury Sellers Need to Know

Investor and media personality Marcus Lemonis and his wife have dramatically repriced their luxury Upper East Side townhouse. The stunning new-construction property, originally listed at $35 million, has seen a $10 million cut. The five-story, five-bedroom home is now asking $24.5 million. This move sets a new benchmark for strategic luxury selling in the current market environment.

Mr. Lemonis explained that while he remains confident in NYC, a major price adjustment was necessary to achieve "true perceived value." He noted that sellers must be more aggressive to compete in the current environment, especially with economic and seasonal factors at play. This decision highlights a crucial strategy: aggressive pricing is required to motivate high-net-worth buyers today.

The property stands on the site of a historic townhouse with an incredible past. In 1926, it was owned by Vincent Astor, a spy who used the home as a clubhouse for his secret group, “The Room,” during WWII. His wealthy social circle met there to discuss state secrets. Although the current building is new construction, it occupies a deeply storied location.

The current home blends classic design with modern convenience. The exterior features a handsome limestone facade and bowed French windows. Inside, the luxury is defined by herringbone oak floors, a glass and wood staircase, and a chef's kitchen. The entire home is smart-wired and features radiant floors throughout for ultimate comfort.

Designed for sophisticated living, the home boasts multiple entertaining spaces, including a parlor-level dining room and a formal living room with coffered ceilings. Architectural features include arched French windows, custom wet bars, and fireplaces. Outdoor living is central, with French doors leading to an ivy-clad garden with a fire pit.

The entire top floor serves as the dedicated owner’s retreat. This spacious suite features a horizontal fireplace, media center, and grey oak floors. It includes a massive walk-through closet and an attached spa-like ensuite bath. The indulgence extends to the roof, which features a gas fire pit and ample space for private dining.
